The Short Version. Maintenance and repair worker interviews cover five buckets: trade fundamentals (basic electrical, plumbing, carpentry, HVAC troubleshooting), safety (lockout/tagout, PPE, ladders, OSHA basics), tools and equipment (what you own, what you've used, what you don't do), CMMS work-order software (Fiix, UpKeep, MaintainX, Corrigo, Maximo), and behavioral (a tough diagnosis, a preventive-maintenance save, a safety flag, a tenant/customer moment that went well). Nearly every interview includes a hands-on skills test — reading a wiring diagram, using a multimeter, or fixing a mock plumbing leak. Show up with your tool list, your EPA 608 and OSHA card in hand, and be honest about what you can and can't do — that honesty scores higher than bluster every time.
Interview format in 2026
A maintenance and repair worker interview in 2026 is usually two touchpoints. First, a 20-minute phone screen with the property manager, facilities director, or HR — clarifying schedule, on-call, take-home vehicle, and pay range. Second, an on-site interview and skills test lasting 60 to 90 minutes: a tour of the facility, a technical Q&A with the lead maintenance tech or supervisor, and a hands-on test. Large employers (hospital systems, universities, national REITs) may add a third round with the facilities director. Apartment and property-management operators often condense to one visit.
The single biggest differentiator between candidates isn't skill level — it's honest self-assessment. Interviewers see many candidates overclaim, then fumble the test. If you're strong on plumbing but weak on HVAC, say so upfront, then explain what you'd do on a call outside your zone (isolate, call the vendor, document). That answer scores higher than pretending you can do everything.
Trade-fundamentals questions
Question 1 · Electrical
Walk me through how you'd troubleshoot a receptacle that has no power.
Why they ask: Baseline electrical logic. If you can't sequence a receptacle diagnosis, you can't be trusted with any small electrical call.
Sample answer. "First, I check whether other receptacles on the same circuit are dead — that tells me if it's the receptacle itself or the breaker. If others are dead too, I go to the panel, look for a tripped breaker or a GFCI in another room protecting this circuit, and reset. If just this one is dead, I turn off the breaker at the panel, verify with my non-contact tester and then my multimeter that it's actually off, pull the receptacle, and check the terminals. Common causes: backstab connections that failed, a broken hot-side terminal, or a stab-lok that's loose. I always re-terminate with the screw terminals, not the backstabs, and torque per the receptacle's spec. Then I re-energize and test with a plug tester or multimeter — line to neutral 120V, line to ground 120V, neutral to ground zero."
Question 2 · Electrical
What's the difference between a GFCI and an AFCI, and where does each go?
Sample answer. "GFCI — ground-fault circuit interrupter — trips when it senses current going somewhere it shouldn't, like through a person to ground. Required by NEC anywhere near water: bathrooms, kitchens, garages, outdoor, laundry, unfinished basements. AFCI — arc-fault circuit interrupter — trips when it detects the electrical signature of an arc, which is a fire risk. NEC 2020 requires AFCI on most 120V branch circuits in dwellings, especially bedrooms and living areas. Combo AFCI/GFCI breakers cover both requirements at the panel. Newer breakers combine both functions."
Question 3 · Plumbing
How do you diagnose a running toilet?
Sample answer. "Nine times out of ten it's the flapper — worn rubber that lets water leak from tank to bowl, so the fill valve keeps topping off. I check the flapper first: press it down and see if the water level holds. If yes, replace the flapper. If no, the chain is often too long and getting stuck under the flapper — shorten and re-test. If flapper is good, I check the fill valve — sometimes the diaphragm is worn and it doesn't fully shut off. Replace fill valve. Third most common: the overflow tube is set higher than the water level and the fill valve is over-filling — adjust the float. A dye tablet in the tank tells you in ten minutes whether water is leaking to the bowl."
Question 4 · Plumbing
Walk me through unclogging a bathroom sink drain.
Sample answer. "Step one, water off and bucket underneath. Step two, remove the pop-up stopper — usually a clip on the back of the drain body, undo it, pull the stopper. Most sink clogs are hair and soap scum right at the stopper. If that clears it, I flush with hot water and I'm done. If not, snake a small hand auger through the drain and past the P-trap. If still no, I loosen the P-trap slip nuts, catch the water, remove and clean out. Reassemble hand-tight plus a quarter turn, run water, check for leaks. I never use chemical drain cleaner in a home I'll have to snake later — it damages seals and burns skin if it splashes."
Question 5 · HVAC
A tenant calls saying their AC is blowing warm air. What are your first three checks?
Sample answer. "One: at the thermostat, confirm it's set to cool, temperature is below room temp, and the batteries are fresh. Two: at the air handler, check the filter — a totally blocked filter kills airflow and can freeze the coil. If it's frozen, thermostat off, fan on, let it thaw before I go outside. Three: at the outdoor unit, check the breaker at the disconnect and the panel, then look and listen for the fan and compressor running. If the fan runs but the compressor doesn't hum, I suspect a failed run capacitor — that's the single most common no-cool call in summer. Multimeter on capacitor terminals confirms. If EPA 608 is involved (refrigerant charge), that's when I bring the licensed HVAC vendor in rather than opening the system myself."
Question 6 · HVAC
How do you change a run capacitor safely?
Sample answer. "Power off at the disconnect and the breaker, verified with my meter. Wait a minute for the capacitor to discharge, then I discharge it deliberately across the terminals with an insulated screwdriver or a bleed resistor — capacitors store enough charge to shock you even with power off. Note the terminal markings — HERM (compressor), FAN, C (common) — and take a photo of the wiring before I disconnect. Match the new cap by microfarad rating (usually printed like 45+5 μF for a dual cap) and voltage rating (370V or 440V). Rewire per photo, verify tight, power on, listen for smooth start and check amps if I have a clamp meter."
Question 7 · Carpentry
A door won't latch. Walk me through the diagnosis.
Sample answer. "First I look at where the latch bolt is hitting relative to the strike plate. If it hits below the strike, the door has sagged — usually because the top hinge screws are loose or stripped. Fix: longer 3-inch screws through the hinge into the framing, not just the jamb. If the latch hits above the strike, the top hinge is too tight — back it out slightly. If left/right off, I might chisel the strike plate mortise slightly or file the strike opening. If everything looks aligned but still won't catch, the latch mechanism itself may be worn — replace. I check hinge screw depth on every door I service; loose top-hinge screws are the root cause of maybe 60 percent of latch problems I see."
Question 8 · Carpentry
How do you patch a 6-inch hole in drywall?
Sample answer. "For a hole that big I use a California patch or a butterfly patch. Cut a square around the hole cleanly, measure. Cut a piece of new drywall about 2 inches larger on each side. On the back of the new piece, score and snap off the drywall around the paper facing so I'm left with a paper flange that extends past the plug. Butter joint compound around the hole edges, press the plug in — the paper flange bonds to the surface with the compound. Two coats of mud, wider each pass, sand between coats, prime and paint. If it's a hole with wires or plumbing behind, I use backer boards screwed to studs and cut a fitted piece — never patch over live wires without capping and marking first."
Question 9 · Painting
What's your process for painting a tenant unit between move-outs?
Sample answer. "Walk-through first, note any drywall repairs, nail holes, and stains. Move furniture (if any) to the center and cover. Spackle nail holes and small dings, sand smooth. For any stains — smoke, water, marker — I hit them with Kilz or a shellac-based primer first, otherwise they bleed through. Cut in with a 2.5-inch angled brush at ceilings, corners, and trim, then roll walls with a 3/8-inch nap for smooth surfaces. Two coats is standard. Ceiling I use flat white; walls typically eggshell or satin unless the community standard is different. I clean up as I go so I'm ready to hand back a clean unit."
Question 10 · Appliances
Dishwasher not draining. What do you check?
Sample answer. "First, food debris in the sump — pull the bottom rack and the filter, clear anything obvious. Next, check the drain hose for kinks between the dishwasher and the sink drain or garbage disposal. If it's connected to a disposal, the disposal knockout plug may not have been removed at install — that's a classic new-build problem. If the hose is clear, I unplug the dishwasher, remove the kick plate, and check the drain pump for a clog or a failed impeller. If the pump hums but doesn't drain, it's usually a clog in the impeller. If silent, the pump has failed."
Question 11 · Boilers
A commercial boiler is short-cycling. What's your diagnostic path?
Sample answer. "Short-cycling has a handful of common causes. First I check the low-water cutoff — sometimes the LWCO is faulty and killing the burner intermittently. Next I check the pressure differential and pressure switch settings — if the operating range is too tight, the boiler starts and stops repeatedly. I check for scaled heat exchanger surfaces — hot spots trip the high-limit early. Air in the loop causes short cycles too, so I purge. If it's a modulating boiler, the modulation isn't matching load — recheck the outdoor reset curve. I document each finding and decide whether it's a repair I do or something to escalate to the boiler service contractor per our SLA."
Question 12 · Preventive
What's on your quarterly preventive-maintenance list for a 300-unit apartment community?
Sample answer. "Quarterly: change HVAC filters in every unit, test smoke and CO detectors, inspect and lube door hinges and locks, check under-sink for leaks, run water at any rarely-used fixtures to keep P-traps sealed, inspect the water heater for leaks or corrosion, test GFCI and AFCI reset buttons in kitchens and baths, walk the roof and clear any gutter debris, inspect fire extinguishers for gauge and tag date, and log everything in the CMMS. I stagger so I'm doing 25 units per week, which is manageable in a normal reactive workload."
Safety questions
Question 13 · Safety
Walk me through lockout/tagout for a piece of equipment.
Sample answer. "Notify affected personnel, shut down through normal procedure, isolate energy at the disconnect, apply my personal lock and tag with my name and the date, verify zero energy — try to start the equipment, meter live components, discharge stored energy (capacitors, springs, hydraulic pressure). Only I remove my lock; nobody else touches it. When work is complete, I clear the area, remove tools, remove my lock last, and restore energy. If multiple techs are working, each person applies their own lock — group lockout via a hasp."
Question 14 · Safety
What PPE do you wear for a routine electrical outlet swap?
Sample answer. "Safety glasses always. For a 120V receptacle swap with power off and verified, I'll wear insulated leather gloves for a residential job. For any commercial work above 240V or where I need to work energized to test, I add arc-rated clothing and gloves rated for the incident energy, and I follow the NFPA 70E work permit process. I always work with power off when the choice is mine."
Question 15 · Safety
Describe how to safely use an extension ladder outdoors.
Sample answer. "Inspect the ladder — no cracks, no bent rungs, feet in good shape. Set the base one foot out for every four feet of ladder height (4:1 ratio). Ladder extends at least three feet above the landing point. On soft ground I use a plank under the feet or stakes. I tie the top off to a solid anchor whenever possible. Three points of contact climbing, tools in a belt or hoisted — never carried in a hand. On roofs I use a fall arrest system when I'm within six feet of an edge. And I never work off a ladder in high wind."
Question 16 · Safety
You smell gas at a call. What's your immediate action?
Sample answer. "I stop, no ignition sources, don't touch light switches. If it's an obvious source and safe to shut off — like an appliance valve I can reach immediately — I do so. Otherwise, evacuate the area, open doors if I can on the way out for ventilation, and call the gas utility from outside. I don't try to find or fix a gas leak with sniffing or with a lit flame — that's how people get killed. I write up the incident and notify management immediately."
Tools & equipment questions
Question 17 · Tools
What tools do you own and bring to a job?
Sample answer. "Hand tools: full mechanic's set with metric and SAE sockets, screwdrivers including Phillips, flathead, square and Torx, adjustable wrenches, needle-nose pliers, channel locks, hammer, utility knife, tape measure. Electrical: non-contact voltage tester, plug tester, digital multimeter with clamp, wire strippers, lineman's pliers, insulated screwdrivers. Plumbing: basin wrench, tubing cutter, hand auger, plumber's putty and Teflon tape, adjustable P-trap slip-joint pliers. Cordless: 20V drill/driver, impact driver, oscillating multi-tool. PPE: safety glasses, work gloves, dielectric gloves, hard hat, hearing protection. I keep everything in a rolling toolbox and a small parts organizer with the ten fastest-moving parts pre-stocked."
Question 18 · Tools
What don't you have that you'd want the employer to provide?
Sample answer. "Bigger-ticket items I'd expect the employer to supply: a good vacuum and refrigerant recovery machine if the role includes HVAC work, a rotor drain machine or full-size auger for main-line clogs, a scaffold or extension ladder over 28 feet, and access to fluke or higher-end diagnostic tools for complex electrical work. Also a company vehicle or mileage reimbursement, and a stocked shop with common repair parts. I bring the daily-driver kit; the employer usually owns the big stuff."
CMMS & work-order questions
Question 19 · CMMS
Which CMMS have you used and what did you do in it?
Sample answer. "At my last role we used UpKeep. I received work orders on my phone, could take photos and add labor and parts, close out with a note, and mark PMs complete. I used the asset history to see prior work on the same unit before diving in — saved time on repeat calls. I also created PM templates for common quarterly items and taught two coworkers how to use the mobile app. If your CMMS is Fiix, MaintainX, Corrigo, or Maximo, they're conceptually similar and I ramp up in a day or two."
Question 20 · CMMS
How do you prioritize incoming work orders?
Sample answer. "I use a simple triage. Priority 1 — life-safety, gas leaks, no water in a unit, no heat in cold weather, no AC in heat wave, sewage backup. Priority 2 — no working appliance the tenant relies on daily (refrigerator, oven, water heater failure). Priority 3 — comfort or convenience (running toilet, dripping faucet, cabinet hinge). Priority 4 — cosmetic. I hit P1s the same day, P2s within 24 hours, P3s within 3 days, P4s in the next weekly rotation. I communicate the expected timeline to the tenant when I close the order to receive so they know when to expect me."
Behavioral & situational questions
Question 21 · Behavioral
Tell me about a diagnosis that stumped you and how you resolved it.
Sample STAR answer. "Situation: Tenant had an intermittent no-hot-water complaint. Water heater tested fine, no visible leaks. Task: Find the cause without replacing an expensive unit unnecessarily. Action: I logged the schedule of complaints — always mornings, always Mondays and Wednesdays. Turned out the tenant did big laundry loads those mornings and the unit was undersized for a family of four plus a dishwasher plus a shower running concurrently. I confirmed by watching the unit under load. Result: Recommended upgrading the water heater to a larger tank; property manager approved and it cost $850 rather than the $2,000 tankless quote another vendor gave. Tenant happy, complaint solved."
Question 22 · Behavioral
Tell me about a time you flagged a safety issue.
Sample STAR answer. "Situation: On a routine PM, I noticed the electrical panel in a boiler room had scorching around one breaker and warm bus bars. Task: Get it addressed before it caused a fire. Action: I photographed it, wrote it up as a P1 in UpKeep, and immediately called the property manager. I recommended shutting down the affected circuit until a licensed electrician could inspect. The manager was hesitant because it powered a common-area laundry, but I walked her through the risk. She approved. Licensed electrician found a corroded lug — one bolt torqued loose — that was arcing. Result: Panel repaired the next day, no fire. Later that quarter the manager credited that catch with saving the property from what could have been a total loss."
The hands-on skills test
The hands-on test lasts 15 to 45 minutes. The five most common formats we see in 2026:
1. Wiring diagram walkthrough
You're handed a schematic — often a switch-loop configuration or a 3-way switch — and asked to identify each wire and describe how you'd terminate. Read the diagram out loud. Say what's line, what's load, what's traveler, what's common. Ask clarifying questions if the drawing is ambiguous.
2. Live multimeter test
You're handed a multimeter and asked to test voltage, continuity, and possibly capacitance on a mock circuit. Get the dial to the right setting for what you're measuring. Verify meter operation on a known source before you trust its reading on the test article.
3. Toilet or faucet repair
Mock toilet or faucet set up on a bench. Replace a flapper, swap a fill valve, or install a new cartridge in a single-handle faucet. Water off first, catch drips, put the seat back on with the same torque you took it off with.
4. Drywall patch
Given a piece of drywall with a hole, patch it. Timed. Method matters — California patch for small, butterfly for medium, cut-and-fit for large. Sand and prime if there's time.
5. HVAC diagnosis
Mock condenser rigged with a known fault — often a swollen capacitor or a tripped disconnect. You describe your diagnosis path out loud while they observe. This test is about your process, not your speed.
Tip. On any skills test, narrate every step. "First I'm going to shut off the breaker." "Meter set to AC voltage, verified on a known outlet." "Line 120V, load 120V, so wiring is correct." Interviewers score method more than final answer.
Questions to ask them
"What's the on-call rotation and how is it compensated?" On-call adds 10 to 25 percent to base for many roles. If uncomped, that changes the deal.
"What's the ratio of preventive to reactive work orders?" A well-run operation runs 60/40 preventive; a firefighting operation runs 10/90 reactive. That tells you what your job will actually feel like.
"What's the tool and uniform allowance?" Some employers provide everything; others expect you to own the whole kit. $500 to $1,500 annual tool budget is common at good operators.
"What's the training and continuing-education budget?" EPA 608, OSHA 30, and BOC certifications should be employer-paid; if not, that's coming out of your pay.
"What went sideways with the last person in this role?" Reveals the actual friction points.

EPA 608 (universal), OSHA 10 or 30, NFPA 70E, Certified Maintenance & Reliability Technician (CMRT), and Building Operator Certification (BOC) Level I. Trade-specific journeyman certificates. Employers pay $1 to $3 per hour more for candidates with EPA 608 and OSHA 30 in hand.
